Consequently, TOD characteristics have been established by experts; however, the proper implementation of this type of development needs to be scrutinized in order to conserve the effectiveness of TODs. Therefore, the objective of this study is to figure out if TODs and non-TODs differ in Los Angeles County, California. In order to conduct this comparison, this study defines and quantifies the characteristic variables of TODs and summarizes them by TOD and non-TOD groups. After which, the groups were compared. The test performed identified two out of nine variables that were significantly different between the two groups: land use dissimilarity and surface parking. However, the additional variables had no significant difference. Therefore, TODs could not be differentiated from non-TODs. Hence, a recommendation to use land use and development variables to promote density variables was offered, and another effective idea presented was the proper selection of TOD locations, in order to use the current built environment to support transit-oriented developments and their benefits.
