Title: CHANGES IN LAND USE AND VALUE ALONG ATLANTA'S EXPRESSWAYS

Abstract: A STUDY WAS CONDUCTED TO DETERMINE THE EFFECTS OF EXPRESSWAY CONSTRUCTION ON LAND USE AND VALUE IN THE VICINITY OF THE ATLANTA EXPRESSWAY. THIS MAJOR REALIGNMENT OF ATLANTA'S STREET SYSTEM CAUSED: (1) INCREASE IN COMMERCIAL ACTIVITY ALONG THE MAJOR THOROUGHFARES CROSSING THE EXPRESSWAY, (2) A RAPID CHANGE FROM RESIDENTIAL TO COMMERCIAL AND THE INFLUENCE OF LIGHT INDUSTRIAL ACTIVITY SOUTH OF BROOKWOOD STATION (THE DOWNTOWN SECTOR), (3) INCREASE OF A LARGE MAJORITY OF ALL LAND CLOSE TO THE EXPRESSWAY TO BE DEVOTED TO OR ZONED FOR INDUSTRIAL USE AND LAND VALUE, (4) INCREASE IN COMMERCIAL AND INDUSTRIAL EXPANSION INDICATING THAT IN A PERIOD OF TIME NO RESIDENTIAL PROPERTIES WILL REMAIN IN THE REGION EAST OF TECHWOOD AND SOUTH OF BROOKWOOD STATION.
